Program Committee
Steve Moyski, Trammell Crow Company
This
committee is responsible for planning the organization's monthly
breakfast and lunch programs as well as several special and seasonal
programs such as the Annual Holiday Party and property bus tour.
The committee is comprised of 10 members who meet on a monthly basis.
The committee's charge is to ensure that NAIOP's programs are worthwhile
and meaningful to the membership. The programs may focus on new
projects, legislative issues or current business issues in the market.
We strive to make the programs productive, educational and entertaining
to the membership. We also work hard to vary the topics and the
format in order to keep the presentations fresh, while maintaining
those programs that have been successful and well received over
the past years. Each member of the committee takes the lead in handling
the details of one or more events. Our monthly planning meetings
focus on a review of the most recent meeting, including attendance
and member feedback. This set the stage for future program topics
and formats, which are then reviewed and solidified by the overall
committee.

Finance Committee
Dan Murphy, Continuum Partners LLC
The Finance Committee is engaged in formulating a more structured
approach to attract building owners to support the Common Cents
Fund. This effort will include the formation of a team to approach
owners; a specific presentation of the benefits; solicitation of
the brokerage, property management and BOMA communities as advocates
to the owners for the program.
The committee will also continue to assist the Executive Committee
in following up on Sponsorship pledges and monitor the
financial results of the organization.

Members
Community Relations
Committee
Steve Johnson, Margenau Associates, Inc.
The Community
Relations Committee is responsible for the organization of projects
to help the Denver metro community and serves as the chapter's focal
point for communication with the membership and community.
The two most
visible programs under the committee's responsibility are the Boys
and Girls Clubs Gates Camp Work Day and Brokers Benefiting Kids.
These two programs raise money and provide valuable resources for
two very successful organizations working with the children of our
community.
This year marks
a new program under the committee. Following in the footsteps of
the successful work that NAIOP has done for the Gates Camp, the
committee is now working to develop a program to help the Boys and
Girls Clubs with their urban facilities. Volunteers will help asses
and prioritize maintenance and repairs as well as set up a network
of professionals to assist with the management of the club's real
estate.
Through out
the year, the committee also works closely with the Staff of the
Colorado Real Estate Journal to produce the monthly Newsletter Page
and the annual NAIOP Real Estate Supplement.
These publications
chronicle the activities of the NAIOP organization, showcase its
membership and provide valuable information and forecasts for the
membership and readers of the paper.

Legislative Affairs
Committee
Bob Moody, Common Cents Fund, and Jim Mulligan, Fairfield &
Woods, P.C.
This committee
supports the lobbying efforts of NAIOP, and works to ensure that
its members have a seat at the table in the negotiation of possible
legislative and public policy activity affecting commercial real
estate. The LAC meets monthly throughout the year and biweekly during
the legislative session to discuss and review state legislation,
local activities and ballot initiatives that may be of concern to
the NAIOP membership. Through its subcommittees, the LAC focuses
on issues such as construction and building operations, taxation,
growth, water, transportation and affordable housing. The committee
formulates general NAIOP policy, which is approved by the Board
and then serves as the basis for making specific policy recommendations
on specific legislation and other public policy. During the 2003
and 2004 legislative sessions, the LAC and NAIOP were actively involved
in several policy issues directly affecting our members such as:
House Bill 03-1161 the construction defect reform legislation; HB
03-1089, payment of legal fees in condemnation cases where the owner
is "low-balled"; HB 03-1256, approved the issuance of
certificates of participation to finance certain public projects,
including several buildings at the new Fitzsimons campus; HB04-1203-the
urban renewal/eminent domain bill; SB04-208 regarding sub contractor
indemnification issues in construction contracts; bills dealing
with scientific evidence in court cases (important in mold and defects
litigation).The activities of the LAC are directed by the LAC Chair,
Jim Mulligan who also sits on the Chapter Executive Committee. Bob
Moody is the Executive Director, Legislative Affairs for the Chapter.
The Chapter contracts with the lobbying firm Axiom Strategies Inc.
These activities are financed through the Common Cents Fund, a voluntary
membership contribution based on a penny per square foot of property
owned or managed. The Chapter also has two political action committees
funded through member contributions and directed by members of the
LAC.

Membership Committee

The Membership
Committee of NAIOP-Colorado has four major objectives to ensure
the continued success and growth of the organization. These objectives
include, but are not limited to: recruitment of potential new members,
new member orientation, new member assistance, and welcoming and
retention of existing members.
Each month,
the Membership Committee meets to discuss and review potential professionals
in the commercial real estate industry who would benefit from involvement
in NAIOP. A member of the committee will either volunteer a prospect
or will be assigned to a potential member. Upon joining NAIOP, new
members are welcomed and receive personal attention from committee
members to field any questions or concerns. New members are provided
the NAIOP Orientation Binder and are asked to attend a New Member
Orientation Event held twice a year at various locations around
the metro area. Finally, to maintain the high level of involvement
and the quality of our membership, the committee places continual
effort on retention of its existing members. In doing so, NAIOP-Colorado
has seen significant growth in the past years, ranking our chapter
fourth in the nation out of 49 chapters.
